Comparing managing agent contracts

The headline flat fee says almost nothing about the real cost. A lower fee paired with works charges twice as high works out dearer the moment a façade job is voted. This tool brings each offer down to three comparable figures.

Two figures to make the offers comparable with each other.

Used to bring the flat fee down to a cost per lot.

A façade job, a roof, a lift: the amount of a year with a project running.

Cost per lot based on 24 lots, day-to-day management only. The sale statement is rebilled to the seller on a transfer: it does not weigh on the budget, but it tells you where the firm sits on price.

Four things to check before signing

None of them shows in a price table. All of them are in the draft contract, which is therefore what you must ask for.

  1. 1

What the flat fee actually covers

Number of meetings included, site visits, condo board meetings: two identical fees can cover twice as much service on one side as the other.

  2. 2

    The list of extra services

It is set by regulation and exhaustive. A service not on it cannot be billed on top: check the contract does not add any.

  3. 3

    Term and renewal

A twenty-four-month contract locks you in twice as long. Look too at what happens at expiry: renewal is not automatic.

  4. 4

    What happens on departure

Deadline for handing over archives and funds, format of the documents transferred. That is what decides how smooth a handover is, and it is readable before signing.

This tool compares figures that you enter: it ranks no firm and passes no judgement on the quality of a service. Price is only one criterion, and rarely the first.

Frequently asked questions about managing agent contracts

All day-to-day management: convening and holding the annual meeting, keeping the accounts, charge demands, managing contracts, archiving. Since the 2015 standard contract, what may be billed on top appears in an exhaustive list.

Comparing a contract assumes you know what the last one cost

The real comparison is not between three brochures: it is between what you pay today and what you are being offered. That takes finding the extra-service invoices of the last three years. CoproHarmony keeps them, dated.
